join our team

in Blackburn on a permanent basis. This is a full time role working 40 hours per week for our Royal Blackburn Teaching Hospital contract. On offer is a

General Overview This role is a single-site role offering building fabric maintenance services across a range of disciplines aimed at keeping services and costs in-house. Their work includes a mixture of PPM and reactive building fabric works internally and externally to include:

Building

• Roof – repair roof leaks and quarterly gutter and gully clearance

• Brickwork – repairs to walls

• Floor – repair vinyl and ceramic tiles

• Fabric – doors, protection works, signage, carpentry, plastering and general fire door maintenance.

• PPM and reactive repairs.

Painting and decorating

• Carry out minor painting repairs Joinery

• Wall, floor, roofs, and associated fittings repairs.

• Ironmongery and hardware repairs and replacement.

Key Account abilities:

• Compliance and Statutory Inspections

• Fabric Maintenance

• Pre-planned Maintenance

• Reactive repairs and maintenance

Main Responsibilities:

To maintain and repair the general building fabric as defined in an efficient and cost-effective manner, whilst complying with the Health and Safety policies.

• Ability to maintain / repair a range of building fabrics and ground works, to recognised standards whilst working with minimum supervision.

• To carry out minor alterations and installations within the individual’s technical competence in accordance with current specifications agreed with the Trust/project-Co

• Carry out a PPM service on all fabric elements throughout the site.

• To identify non-repairable issues and promptly advise the supervisor of findings, with recommendations regarding suitable alternatives.

• Support the wider technical team as and when required.

• Stocktake and ordering of materials.

• Support the supervisor with job plans and PPM distribution.

• Be a part of the on-call rota.

• Have an

up-to-date

knowledge of Fire Doors.

• Have a good understanding of woodworking machinery.

Complexity:

The Building Fabric lead Joiner will complete engineering and maintenance activities and undertake duties for which they are trained and competent to do. There is an Estates management team based on site that can offer specialised technical advice and who can liaise with the appropriate levels of management to facilitate specialist isolations necessary to undertake certain engineering works.

Qualifications or

Required Experience:

• Previously worked within a general maintenance environment.

• Previously worked within a customer facing role

• Previously worked within a healthcare environment (desirable)

• Have experience of computer-based task monitoring systems (CAFM) (desirable)

• Time Served in a joinery / Maintenance discipline.
